RESERVATION AND DOCUMENTATION
- How to reserve house and lot unit at Eastland Estate?
You are considered reserved by paying the prescribed reservation fee.
- Is there a reservation agreement?
Upon paying the reservation fee, you also sign up the reservation agreement.
- Is Reservation Fee refundable?
Reservation fee is non-refundable and non-transferable.
- How long is the duration covered by a Reservation fee?
Reservation fee covers a period of thirty (30) days from date of payment
PAYMENT TERMS
- What forms of payments are acceptable?
Payments in the form of cash or check is acceptable.
- What is the payment schedule?
Financing scheme is especially designed and formulated to suit each client’s financial capacity.
- What are the available financing schemes?
Various financing schemes from spot cash to as long as five (5) years payment term with the option to avail in-house, PAG-IBIG or commercial bank financing.
- Is there an option to change payment terms? Any requirements?
For in–house financing, change of payment terms is always possible. Our administration Department would willingly assist the client in any way possible.
- Any discounting scheme available?
Discounting schemes are available for spot cash until 30 days payment.
- Is down payment or equity refundable?
We follow according to legal standards.
- Can a foreigner purchase property from EPVI?
A foreigner can own property at Eastland.
- How can overseas buyer transact with EPVI without the necessity of personal appearance?
Through the use of Internet facility and payment through the Bank, we can transact business with overseas buyer.
PROPERTY MANAGEMENT
- What is the required equity / down payment to turnover house unit to Buyer?
Equity / down payment of 30% of the Total Contract Price is required before turnover of property to buyer is required.
- What are the documentation requirements to be able to move-in to house?
We have a standard list of requirements, from documentation to property readiness to be accomplished to allow move-in to house unit.
- Aside from electricity, is the unit wired with cable, telephone and internet?
Our housing unit is fully wired according to the needs of the buyer.
- Does the unit already include electric and water meters?
Upon move-in, unit is equipped with electric power and water supply. Water meter is included in the Total Contract Price but Electric Meter should be applied by Buyer under his/ her name to the power supplier – VECO.
- What is the process in getting connections for utility services – electricity, water, telephone and internet?
We will assist the incoming homeowner to get connection with the basic utility services.
TRANSFER OF OWNERSHIP
- How to process transfer of ownership?
Upon full payment of Total Contract Price, transfer of ownership will be processed by Eastland Property Ventures, Inc. (EPVI).
- How long will the transfer of ownership take?
It will take a maximum of six (6) months, as we process by batch.
HOMEOWNERS / SUBDIVISION MANAGEMENT
- Does Homeowners Association exist?
A buyer automatically becomes a member of the Eastland Estate Homeowners Association. Automatic membership is clearly stated under the Deed of Restriction.
- What are the Buyer’s responsibilities as a subdivision unit owner?
A separate set of guidelines and Deed of Restriction is provided for while inside the subdivision.
- Is buyer liable to pay Real Property Tax?
The buyer is liable to pay Real Property Tax even under in-house financing, effective upon start of paying Equity.
- Can a unit be used for commercial activities?
Housing unit cannot be used for commercial activities. This is covered in the Deed of Restriction. Eastland allocates one block of spaces exclusively for commercial purposes.
- As homeowner, if he has concerns, where will he go?
For homeowners seeking assistance for their concern, one may refer to Property Management Office (PMO) for property management operation – related matters. PMO Officer will coordinate with EPVI Administrative Office for finance and administrative concerns.
